Big Fish at Wedowee RV Park 

Rules, Policies and Terms 

 

1. OCCUPANCY & SITE USE

  • Only One Unit per Site:
    Only one (1) RV or travel trailer is permitted per campsite.
     
  • Each campsite rate includes up to six (6) registered persons.
     
  • Additional persons beyond six (6) will be assessed $25.00 per person, per month, with a maximum occupancy of eight (8) persons per site.
     
  • All occupants must be registered in accordance with Fire Marshal policies.
     
  • Overcrowding or unregistered guests may result in immediate termination of stay without refund.
     

2. RV & TRAVEL TRAILER REQUIREMENTS

  • All RVs and travel trailers must be in good condition and have electrical wiring up to code.
     
  • Units must be model year 2000 or newer.
     
  • Older units (pre-2000) may be considered with prior approval, current photos, and proof of insurance submitted before arrival.
     
  • All units must be in good working order, visually acceptable, and carry current liability insurance.
     

3. RIGHT TO REFUSE SERVICE & EVICTION

  • Management reserves the right to refuse service or deny access to any guest, RV, vehicle, or visitor for any reason permitted by law.
     
  • This includes, but is not limited to:
     
    • Failure to comply with campground rules
       
    • Unsafe, disruptive, or inappropriate behavior
       
    • Misrepresentation of information
       
    • Conditions posing risk to safety, property, or enjoyment of others
       
  • Guests who violate policies may be required to leave immediately without refund.
     
  • Management may remove any guest, RV, or vehicle deemed unsafe or non-compliant at any time.
     

4. PARKING & SPEED LIMITS

  • Park vehicles only in designated areas.
     
  • Parking on grass, roadways, or empty campsites is not allowed.
     
  • Speed limit is 5 MPH throughout the campground.
     

5. SITE APPEARANCE & MODIFICATIONS

  • Sites must be kept clean, neat, and well-maintained at all times.
     
  • Altering a campsite (digging, installing equipment, landscaping, etc.) is not permitted without written approval.
     
  • Residents are responsible for complete cleanup of their site upon vacating, including debris from acts of nature.
     

6. ADDITIONAL STRUCTURES & IMPROVEMENTS

  • No makeshift or temporary structures are permitted (including pallets, tarps, scrap materials).
     
  • All additional structures require prior written approval.
     
  • This includes, but is not limited to:
     
    • Decks, porches, steps, platforms
       
    • Storage sheds or utility buildings
       
    • Tents, gazebos, canopies, screen rooms
       
    • Outdoor furniture, fences, landscaping changes
       
  • All approved structures must:
     
    • Match or complement the RV and overall park aesthetic
       
    • Follow approved color and material requirements
       
    • Be built by a certified/licensed builder or include approved construction plans
       
    • Meet all local, state, and safety codes
       
    • Be structurally safe and properly anchored
       
  • All permits must be obtained and submitted before installation.
     
  • Unapproved or unsafe structures may be removed at the resident’s expense.
     
  • Residents are fully responsible for any damage, injury, or code violations.
     
  • Approved structures may be sold when vacating; however, sites are not transferable and buyers must be approved by management.  If a lease is left unpaid and you vacate the site, the structure is considered abandoned and becomes properity of the campground. If the sturcture requires removal or dispostal you will be billed for the disposal fee.
     

7. ENVIRONMENTAL PROTECTION & FIRES

  • Cutting, damaging, or removing trees or vegetation is strictly prohibited.
     
  • Fires are permitted only in designated fire pits and only when no fire ban is in place.
     

8. PET POLICY

  • Pets must be leashed and under control at all times.
     
  • Guests must clean up after pets immediately.
     
  • Excessive noise, aggression, or neglect may result in removal.
     

9. CHILD SUPERVISION

  • Parents or guardians are fully responsible for the supervision, safety, and behavior of their children at all times.
     

10. QUIET HOURS & NOISE

  • Quiet hours are 10:00 PM – 6:00 AM.
     
  • Loud music or excessive noise disturbing others is prohibited at all times.
     

11. CLEANLINESS & BEHAVIOR

  • No littering, unruly, or offensive behavior.
     
  • A $50 cleanup fee applies for trash or cigarette butt ground cleanup.
     

12. SMOKING & FIRE SAFETY

  • Smoking is not permitted on the grounds, except at your RV site.
     
  • All cigarette butts must be fully extinguished before disposal.
     
  • Be courteous to neighbors.
     
  • A $50 cleanup fee applies for cigarette butt cleanup.
     
  • Guests are fully liable for any fire or property damage caused by smoking.
     

13. ALCOHOL, DRUGS, & WEAPONS

  • Illegal drugs are strictly prohibited.
     
  • Alcohol must be consumed responsibly within your campsite only.
     
  • Firearms, weapons, explosives, fireworks, and hazardous materials are not permitted.
     

14. COMMERCIAL ACTIVITY

  • Soliciting or conducting commercial business on the property without written permission is prohibited.
     

15. COMPLIANCE & CONDUCT

  • Harassment, discrimination, or offensive behavior toward staff or guests will result in immediate eviction without refund.
     
  • Guests must comply with all federal, state, and local laws.
     

16. LIABILITY, ASSUMPTION OF RISK & INSURANCE

  • Guests and residents are responsible for any damage or injury caused by themselves, their children, or pets.
     
  • Guests assume all risks associated with camping.
     
  • Guests agree to indemnify and hold harmless Big Fish at Wedowee RV Park, Inc. and its owners.
     
  • Each resident must maintain property, casualty, and liability insurance.
     
  • The park is not responsible for loss, theft, damage, injury, or acts of nature.
     

17. WEATHER & EARLY DEPARTURE

  • No refunds or transfers due to weather or acts of nature.
     
  • No refunds for early departures or monthly deposits.
     
  • Camping is an outdoor experience; guests assume all weather-related risks.
     

18. SECURITY & PERSONAL PROPERTY

  • Guests are responsible for securing personal belongings.
     
  • The park is not liable for lost, stolen, or damaged items.
     

19. CREDIT CARD AUTHORIZATION

  • A valid credit card is required and will remain on file.
     
  • Cards may be charged for unpaid balances, damages, excess utilities, or policy violations.
     
  • By staying at Big Fish at Wedowee RV Park, Inc., guests agree to these terms.
     

20. PHOTO & VIDEO RELEASE

  • Entry constitutes permission for photography and video use for lawful purposes.
     
  • Guests waive rights to inspection, approval, or compensation.
     

21. POLICY CHANGES

  • Management reserves the right to modify or add rules at any time.
